Once suitable tenants have been secured the ultimate success of a property investment will be the way in which a tenancy is managed from start to finish. At Beresfords, we understand what is required and employ experienced and suitably qualified Property Managers whose sole focus is to deal effectively with any tenancy related issues which may arise.

With lettings legislation changing on a regular basis it is imperative that landlords are kept fully up-to-date. At Beresfords we communicate any updates to our landlords on a regular basis and offer associated advice so as to ensure they remain fully compliant and do not become exposed, either legally, or financially by failing to comply with relevant legal requirements.
Our landlords retain a dedicated property manager who is suitably qualified and equipped to resolve any maintenance based issues which could arise during an active tenancy. They will have a good knowledge of the property itself and remain in regular contact with all relevant parties until the relevant matter is resolved.
Where issues arise outside of our normal office hours, our customer support team are on hand to deal with any urgent maintenance based issues. Less urgent issues arising whilst our offices are closed will be referred back to the relevant Property Manager and when our offices re-open they will pro-actively aim to resolve the matter in a swift and efficient manner.
Landlords and tenants will want to be sure that any works being undertaken at the property during an active tenancy are completed by professional and suitably qualified contractors. At Beresfords we retain a panel of appropriate companies that have to meet strict criteria before they can receive work from us.
Our dedicated renewals team solely focus on those tenancies due for renewal. They would research correct levels of rent based on current market conditions at that time, and discuss this with both landlords and tenants with a view to renewing their tenancy for a further period. If agreed, as well as having handled all appropriate negotiations, the renewals team also prepare all relevant paperwork so as to ensure full legal compliance.
When operating on a 'fully managed' basis, Beresfords collect and process all rent received from tenants and then pay the landlord accordingly. On the rare occasions where a tenants payment of rent is late we proactively discuss this with them with a view to securing payment in full at the earliest opportunity. Should arrears continue we also advise landlords on the best course of action thereafter.
Arrears can arise for a whole host of reasons most of which are genuine. For example tenants may have every intention to pay their rent in full and on time but because they lose their job or suffer an injury which restricts their ability to work, they are unable to pay their rent. Notwithstanding this, Beresfords priority is to ensure landlords are not negatively affected, so we offer products which provide suitable protection when such scenarios arise. Our products cover in full any missed rental payments for a pre-defined period, and in extreme cases where eviction is unavoidable meet all associated costs of employing a specialist to secure vacant possession.
As part of our 'fully managed' service our Property Managers deal with all tenancy-related matters linked to maintenance. This includes instructing relevant contractors, monitoring works liaising with tenants and processing all related invoices, thus saving the landlords themselves a lot of time and effort.
It is a legal requirement that every rental property maintains a valid gas safety certificate and this is renewable annually. When Beresfords manage a property on a landlords behalf, we instruct an appropriate contractor to carry out the associate inspection, process all relevant paperwork, and ensure satisfactory compliance in line with current legislation.
Some landlords may have concerns that their property will not be looked after properly during a tenancy. At Beresfords we periodically inspect all properties which we manage to ensure that the tenants are taking a responsible approach in terms of maintaining the property to an acceptable standard. Where this transpires not to be the case, then we will address this with those tenants concerned.
Upon expiry of a managed tenancy we will carry out a 'check out' inspection of the property and produce a detailed report. This report will be compared against the original inventory which would have been produced just prior to the tenants moving in. If the final condition has deteriorated to a point deemed unreasonable taking into consideration general wear and tear, then the landlord may be entitled to withhold funds from the tenants dilapidation deposit which would have been paid at commencement of their tenancy. Such funds could then be used as a contribution to any reinstatement works required.
Upon expiry of a tenancy the condition of a property at that time will be compared with the original inventory report compiled just prior to tenants moving in. Taking into account general wear and tear, if the overall condition in its current state is considered reasonable, the original dilapidation deposit paid by the tenant s at commencement of the tenancy will be returned to them in full. However, should this not be the case, and various works are required to bring the property back to an acceptable standard then where Beresfords act on a 'fully managed' basis, they will liaise with the landlord and tenant and negotiate associated deductions from the tenants deposit as a contribution towards any reinstatement costs.
Despite Beresfords best efforts to negotiate a mutually acceptable compromise when dealing with a dispute between a landlord and tenant over any reinstatement works required linked to the tenants deposit, sometimes landlords and tenants fail to agree. In such instances the case will be referred to an independent Adjudicator who will ultimately determine if any funds should be taken from the tenants deposit as a contribution towards the reinstatement works. Throughout this process Beresfords will remain in touch with all parties and provide the Adjudicator with all relevant paperwork required.
As part of a fully managed service Beresfords would handle all aspects of utility management on a landlords behalf including council tax, gas, and electric. The ultimate objective is to save our clients time and any unnecessary stress.
Beresfords will always ensure that our landlords comply fully with all related industry legislation including compliance linked to smoke and carbon monoxide alarms. Where appropriate our property managers liaise with relevant contractors who will install appropriate devices thus saving our landlords time in having to deal with this themselves.
