Selling over summer

The height of summer is often thought of as one of the best times of year for selling property. Children are out of school making it easier for families to get away for viewings, while blue skies and sunny days can help lift moods and improve appearances. Here’s how to make the most the season with our top tips for selling over summer:

While the light of summer can enhance the appearance of a property, it can also highlight its flaws: a dusty surface, grubby windows, cracks in the paintwork. It’s important to make sure your home is fresh and clean so it sparkles in the sunlight rather than appearing dirty and uncared for. Fruit bowls and flowers are also an easy way to create a sense of sunshine inside.

Watch out for stuffy rooms and lethargic dehydrated viewers on hotter days. Make sure you keep the house well aired, open windows as well as curtains and blinds to make the most the great natural light. If particular rooms have a tendency to overheat have a fan on hand to cool the temperature. Offering potential buyers a cool drink can add a nice personal touch to the viewing in addition to helping them stay hydrated and refreshed.

With children on school holidays family viewings are increasingly common. If possible, try and arrange a room, or use the garden if it’s a gorgeous day, to appeal to the children and have things on hand to entertain them. This will help keep them occupied giving their parents the chance to take a thorough look around the house.

Good weather inevitably leads to people wanting to spend more time outside – in this case in your garden. Now’s the time to mow the lawn, tidy the path, prune the trees and water the flowers! Gardens can often be dealmakers or breakers and this is never truer than in summer. Help potential buyers paint a picture of using the garden – do you have a fruit trees or a vegetable patch, or perhaps a pond, water feature or barbecue?
