The benefits of buying new

Denise Morris, Chairman of the Essex branch of the National Association of Estate Agents and Beresfords Ingatestone Branch Manager, tells us why she believes new builds provide so many opportunities for first time buyers all the way through to downsizers.

There is something about buying brand new which continues to be attractive to buyers whether they intend to live in the property or are landlords buying to let.

The obvious advantage is that being new, they are easy to maintain and of course will benefit from all the latest energy efficient technology making them economic to run. And if you agree to buy early enough, you will be able to select from a range of kitchen and bathroom styles and choose your colour schemes.

Even more important is that you can often "cherry pick" where you live on a development for example by choosing the best outlook or the biggest garden.Developers will often offer part-exchange, to those wanting to purchase a larger property possibly because of a growing family, and of course if the new home has already been built, you can move in no time at all. And if you are a first time buyer or have a limited deposit, there are often packages to make it easier to get on, or take that second step, on the property ladder.

At developments where "buy to let" is proving popular, a builder may offer a furniture package so that the property is ready to be let the day it is purchased, on other sites builders may even pay the buyer's stamp duty

The great thing about new build is that the developer is a committed seller and will be as flexible as they can be to make the purchase work for a buyer.
