We speak to Nicki Treffers Beresfords Marketing Director on why it is so important to get the marketing right to help the success of a site.
How long have you worked at Beresfords?
I have been with Beresfords for 6 years.
What does your job entail?
I ensure the smooth running of the marketing department. I have a team of graphic designers and marketing executives that help with the planning and implementation of our marketing strategy.
We work very closely with the new home department to fulfill their developer requirements. We get involved with everything from the site branding to booking the advertising. It's such a busy and fast paced role I enjoy every aspect of it. No two days are the same.
What are your favourite parts of the job?
I love how diverse each day is. One minute I am on site talking to the developer (needless to say my steel cap boots are always in my car) about the overall plan for branding and hoarding, the next I am at my desk with my designer directing the art creation for newspaper adverts.
Why is marketing of a site so important?
The difference between getting your marketing right or wrong can have a huge impact on sales and the price of which you achieve for your units. A lot of people have the misconception that you can list a property on a portal and it will sell itself. That's really not the case.
It's so important to use the right marketing techniques to attract the right buy/investor.
How do you achieve this?
We are fortunate to work with a large number of developers, both big and small. Some developers utilise all of our services and we plan the whole process others will require our knowledge and expertise and use us from a strategic point of view. We use all platforms to promote our sites, from targeted social media campaigns to newsprint. This way we are certain we are able to reach the largest audience possible, thus helping us achieve the best price for our clients.
What's one of your biggest successes you can recount?
I once worked with a developer that had little belief in marketing, he had a site on the market for a long while and was struggling to sell. We put together a comprehensive plan of attack (at which he rolled his eyes) and then started to secure sales directly from the marketing initiatives, let's just see he was more than happy!
